Accountant Serving Chilliwack BC — Tax, Bookkeeping & Fraser Valley Business Advisory

Chilliwack sits at the top of the Fraser Valley. The mountains on either side make it one of BC's most recognisable landscapes. But Chilliwack itself is a working community. Farms line the valley floor. Trades crews build new homes every season. Tourism businesses open and close with the weather. And small incorporated companies fill in the gaps. Each type of business has different tax rules, and most owners do not have time to keep up with all of them. As your accountant in Chilliwack BC, Phoenix Knight handles tax filing, bookkeeping, payroll, and farm accounting for you all year round.

Who We Serve in Chilliwack

Six Types of Chilliwack Businesses — All With Different Accounting Needs

No two Chilliwack businesses are the same. A berry farm near Vedder River has nothing in common with a Cultus Lake resort or a roofing crew working subdivisions off Lickman Road. We build the accounting around your specific situation.

Trades & Construction Contractors

New residential development around Chilliwack keeps trades businesses running at full pace. We track project costs, file GST correctly, report subcontractor payments, and help growing trades operations decide when to incorporate.

  • Contractor accounting
  • Job-by-job expense tracking
  • Equipment CCA and vehicle records
  • Subcontractor T4A and payroll

Chilliwack businesses deserve an accountant who understands the Fraser Valley, not one who treats them like a Metro Vancouver file.

Seasonal income, farm programs, tourism cash flow, and rural business patterns are a normal part of what we do. They are not edge cases that require extra explanation.

Tourism & Seasonal Businesses

Chilliwack's Tourism and Hospitality Businesses Have Unique Tax Needs

Cultus Lake, Bridal Veil Falls, and the outdoor recreation economy around Chilliwack create a busy summer season for many local businesses. That seasonal pattern affects cash flow, payroll, and GST in ways that a standard bookkeeping setup does not handle well.

GST on Tourism

GST Rules for Accommodation and Services

Hotels, rental cabins, guided tours, and adventure operators must charge and remit GST on most services. Some short-term rental platforms now collect GST on the operator's behalf — but only on platform bookings. Direct bookings still require the operator to handle GST independently.

  • GST on accommodation and guided services
  • Platform vs direct booking GST handling
  • Input tax credits on tourism-related expenses
  • GST filing services →
Seasonal Payroll

Payroll for Seasonal and Casual Staff

Hiring ten staff in May and releasing them in September creates specific payroll obligations. Each departure requires a Record of Employment. CRA source deductions apply from the first pay cheque. WorkSafeBC premiums must be current. We manage the full cycle so you do not miss a step.

  • Seasonal hire onboarding and setup
  • Record of Employment (ROE) preparation
  • WorkSafeBC premium coordination

Bookkeeping & Payroll

Bookkeeping That Works for Chilliwack's Seasonal and Rural Businesses

Chilliwack businesses often run hard for part of the year and slower for the rest. Good bookkeeping records that pattern correctly — income and expenses tracked in the right period, equipment assets logged, and cash position visible at any time.

Year-End Deliverables

  • Full financial statements for tax filing
  • AgriStability-ready records for farm clients
  • T4 slips for all employees
  • T4A slips for subcontractors
  • CRA-ready package — no catch-up required
  • Monthly bookkeeping services →

Catch-up bookkeeping is one of the most common requests we receive from new Chilliwack clients.

If your records are months or seasons behind, we sort them out first. Then we put a monthly system in place so it does not happen again. Bookkeeping cleanup services →

Chilliwack Accounting FAQ

Questions from Chilliwack Business Owners

Plain answers to what Chilliwack farmers, trades businesses, tourism operators, and families ask us most.

I run a small farm near Vedder River. How is farm income different from regular business income?

Chilliwack farm operators report their income and expenses on the T2042 form, which attaches to their T1 personal tax return each year. You list all the money the farm brought in and all the allowable farm expenses, and report the net amount as either income or a loss. Farm expenses cover a broad range: seed, fertilizer, livestock feed, fuel, repairs to farm equipment, crop insurance, farm buildings depreciation, and a portion of the farmhouse mortgage interest if the land is used for farming. Chilliwack farms can also report on a cash basis, which means you declare income when it hits your account and deductions when bills are actually paid. This gives you some flexibility around year-end timing. We help Chilliwack farm operators choose the right approach and claim everything they are entitled to.

My Cultus Lake rental cabin earns income in summer and sits empty in winter. How does GST work?

Short-term accommodation — rentals of less than one month — is taxable for GST purposes once your total taxable revenue crosses $30,000 in any 12-month period. That threshold can be hit quickly during a busy summer season in Chilliwack. If you rent through a platform like Airbnb or VRBO, the platform may collect and remit GST on bookings made through their system. However, if you also take direct bookings outside the platform, you are responsible for collecting GST on those separately. The accounting becomes more complex when you mix platform and direct bookings. Phoenix Knight helps Chilliwack short-term rental operators understand their obligations, register when required, and separate platform versus direct revenue correctly.

I hire seasonal workers every summer for my Chilliwack business. What payroll obligations apply?

From the moment you pay a worker, you have payroll obligations. You must deduct CPP, EI, and income tax from each paycheque, remit those deductions to CRA on schedule, and register for a payroll account if you have not already done so. When seasonal employment ends, you must issue a Record of Employment (ROE) within five calendar days of the final pay period ending. The ROE determines whether the employee can apply for Employment Insurance. WorkSafeBC premiums also apply to wages paid to workers in most industries. Missing an ROE deadline or filing it incorrectly can create both CRA and Service Canada issues. Phoenix Knight handles the setup, the remittances, and the year-end T4s and ROEs for Chilliwack seasonal employers.

Can you really serve Chilliwack clients from Surrey? How does that work in practice?

Yes — fully. Every Chilliwack client receives identical service to what our Surrey and New Westminster clients receive. The difference is delivery. You share documents through a secure online portal instead of dropping them off in person. Your bookkeeping is maintained in cloud accounting software, so you can see your numbers from the farm office or job site. Advisory conversations happen by video call rather than in a boardroom. Tax returns are filed electronically. In practice, most Chilliwack clients find the virtual arrangement more convenient than driving to an accountant's office would have been. There is nothing about accounting that requires physical proximity.

Should my Chilliwack trades business incorporate?

It depends on your net income and how much of it you spend personally each year. Income held inside a corporation is taxed at BC's small business rate of 11%. Personal income above certain brackets is taxed at significantly higher rates. If your trades business is earning more than you need for living expenses, the difference between those two rates represents real money that stays in the corporation rather than going to CRA. There are other reasons too: separating personal assets from business risk is meaningful for contractors who take on larger jobs or subcontractors. Phoenix Knight runs the numbers for your specific income before suggesting any structure change. The incorporation consultation is free and takes about 30 minutes.
